Calling all non-profit organizations and artist collectives interested in a rare leasing opportunity at Daniels Spectrum in Toronto

ArtHubs is now accepting proposals for tenancy of a ground floor performing arts rehearsal and programming space. The suite features three separate studios with sprung flooring and acoustic tiling, as well as administrative space with direct access to Dundas Street.
The Opportunity
ArtHubs is seeking proponent(s) wishing to enter into a long-term lease for this purpose-built space. The ideal proponent(s) will be performing arts group(s) or organization(s) passionate about providing community access and programming in a wide range of dance, music and/or theatre approaches. With this Request for Proposals, ArtHubs is committed to ensuring that the uses of the studios contribute to expanding arts and cultural offerings for neighbourhood residents who may or may not currently be fully engaged in Daniels Spectrum, including young people, seniors and newcomers.
Leasing Opportunity Details
Area: 4,694 square feet of usable space.
Occupancy Date: February 1, 2025
Monthly Cost: $10,984.36 (inclusive of HST, excluding hydro)
*The monthly rate is an estimated value for 2025.
This 1st Floor space also features:
- Kitchenette
- Change rooms
- Washrooms
- Sprung flooring
- Acoustic tiling in all studios
- Dedicated exterior entrance
- Studio fixtures including dance barres, mirrors, lighting grid, etc.

- October 11, 2:00pm – 4:00pm
- October 16, 10:00am – 12:00pm
- October 17, 1:00pm – 4:00pm
- October 21, 10:00am – 12:00pm

Review and Selection
A selection committee comprised of members of the Daniels Spectrum community, including tenant representatives, Regent Park residents and Regent Park Arts Development Board members will undertake the process of determining organizational fit for this opportunity within Daniels Spectrum. An order of priority will be established for which tenancy offers will be made.
Each proposal will be reviewed according to the following guidelines:
Vision
- Is the submission rooted in a strong organizational vision?
- Is the vision appropriate to the site?
- Would the submission make a substantial contribution to Daniels Spectrum and the Regent Park community?
- Is the submission rooted in inclusivity and accessibility of service for diverse populations?
Capacity
- Does the respondent demonstrate the capacity and experience to deliver on what is proposed in the sub-mission?
- Does the respondent demonstrate the necessary level of leadership to deliver the vision?
- Does the respondent demonstrate the necessary level of management experience to deliver the vision?
Sustainability
- Does the respondent demonstrate the necessary financial, and operational capacity?
- Is the respondent able to demonstrate its financial stability and sustainability?

Interested parties are required to submit the following documents as part of their proposal:
1. Completed Application Form (See Appendix A)
2. Organization History (2 pages maximum)
- Mission statement
- A brief history of the organization including years of operation
- Describe the organization’s current programs and services
- Provide information on any awards, successes and relevant impact statistics
- What is the size of your current location and how much is the rent?
3. Statement of Interest and Experience (4 pages maximum)
- Why is the organization interested in space at Daniels Spectrum?
- What is the organization’s experience working in the Regent Park community or similar communities?
- How does the organization demonstrate inclusivity, and accessibility of service for diverse populations?
4. Vision for the Space (4 pages maximum)
- How is the space going to be used?
- Please provide a description of program plans including how the space will be accessed by the community
- Please identify regular staff or users, target participants, partners with whom you proposed to share the space or implement programs, and days and hours of use if proposing a flexible use.
5. Financials
- Please provide audited financial statements for 2 years and a current year internal financial statement
6. Supporting Documents
- Biographies for key personnel
- List of Board of Directors
- Proof of Non-Profit Registration (if applicable)
